I am writing in support of Richmond's proposed subdivision at 3113 South Wadsworth Boulevard. As a young renter in Lakewood, I am in favor of this project. I have hope to stay in Lakewood when I become a homeowner in the future, and projects like Legacy makes this goal more attainable.
I have been living in Lakewood for almost two years now. I am writing in support of Richmond's proposed subdivision at 3113 South Wadsworth Boulevard because I am currently renting and would like to buy my own place in the near future. I would like to purchase in this area as I have grown to love the city of Lakewood. The homes that are being proposed are exactly what I am looking for.
I am opposed to this rezoning. It will negatively impact the greenbelt and wildlife. It will also negatively impact traffic with so many new houses adjacent to already busy streets. I don't believe S. Wadsworth should be a Growth Area. It is already crammed full of buildings and heavy traffic.
Lakewood needs more open space, not more houses.
This type of moderately priced new housing on infill lots is just what this city needs.
I work in Lakewood and would love to be able to move closer to my my employment. More housing choices are definitely needed. I am writing in support of Richmond's proposed subdivision at 3113 South Wadsworth Boulevard. This appears to be a very well-planned development by Richmond, a world class homebuilder. We need moderately priced housing in our community, and this will be a wonderful enclave of single-family homes. Please vote to approve!
As a resident of Lakewood adjoining this property and long-time user of the Bear Creek Trail, I urge city council to NOT develop 3113 Wadsworth. There are many reasons to preserve this and other natural areas within an urban landscape: they provide temperature moderation, filter air pollution, buffer neighborhoods from noise pollution, offer a sanctuary of recuperation from our stressful lives, reduce erosion into waterways. Lakewood's continued trajectory of rampant development will ultimately destroy its livability. The National Institutes of Health states there is "good evidence of a positive relationship between levels of neighborhood green space and mental health and well-being."
From a strategic point of view, the increased traffic in the immediate area will be horrendous. Already Wadsworth is choked to a standstill at certain times of day. Additionally, there has been no study or consideration of the increased burden on local schools.
Maps of the Bear Creek area have shown this area to be a greenbelt, Current residents along W. Eastman Place with homes bordering the proposed development paid more for their homes because of this. These property values will suffer as a result of three-story towers walling them in.
Finally, Richmond American Homes is NOT a reputable company. There are 168 complaints filed against the company citing breach of contract, shoddy workmanship, broken promises, misrepresentation, mismanagement of financial obligations, poor communication. Clients have referred to them as "crooks" and "liars". See www.consumeraffairs.com. Between 2018-2019, postings were made by Coloradoans in Brighton, Loveland, Colorado Springs (2), Aurora, Parker, Fort Collins, Erie ("Do not buy a Richmond Home!"), Littleton, Thornton, Centennial, Denver. Along these lines, I noticed that there is a distinct disconnect between the company's presentation to the Planning Commission in January and their plat map. Where are the garden and community center so rosily touted as unique features of the development?
Allowing development of 3113 Wadsworth is a mistake and indicative of myopic governance.
I am writing in support of Richmond's proposed subdivision at 3113 South Wadsworth Boulevard. We need moderately priced housing in our community, and I for one would love to see this get approved!
I have three points to make to the city council in regard to this development which is pretty much a sure thing:
1)there is a red-tailed hawk nest here which has been used yearly at least since 2001, probably longer. Please allow that cottonwood to remain. The Greenbelt gives this area extra value and the red-tail nest is a part of that value.
2) Please consider that the greenbelt itself should not provide a buffer to these homes but that the private area should provide its own buffer. Anything else would be a "takings" from we the public.
3) I hope the city council has used this opportunity to provide much-needed affordable living I a Lakewood whose housing prices have left many behind.
I'm a resident of and real estate broker in Lakewood and truly excited to see this Richmond development progress. As you are most likely aware, prices have escalated faster than incomes have risen and we are in dire of more affordable housing. Please vote to approve this, as we really do need it!!!
The Richmond Homes development plan for 3113 S. Wadsworth Blvd. provides for needed ownership opportunities of reasonably priced single family homes in today's market. It's a location that has the overall access infrastructure in place for this type of development. Lakewood citizens and employees have limited opportunities for moderately priced single family homes and have often have to look elsewhere for their housing needs. This type of development has been identified by the city as a specific need and should be supported by the City Council. As a past Lakewood resident, employee, parent and grandparent i urge you to support this development for the benefit of our younger generations and allow them the opportunity to live in Lakewood and enjoy the lifestyle that was afforded our family and all the current residents.

This Richmond plan provides for much needed ownership opportunities of reasonably priced single family homes in today's market. Lakewood citizens have limited opportunities for moderately priced new construction single family homes and often have to relocate to surrounding areas. This type of development has been identified by the city as a specific need in Lakewood and as a Realtor in Lakewood for over 30 years, I want to express support for the rezoning ordinance.

As a long time employer in Lakewood we absolutely need some reasonably priced single family homes in Lakewood. Many of our employees and tenants are looking for a new home in this price range. Richmond is an excellent builder and these homes will be an asset to our community.This is exactly the type of housing we need here.
I grew up in Lakewood and I currently work and live in Lakewood. I'm in support of this Richmond housing development.

As a long time Realtor here in Lakewood, I want to express support for the rezoning ordinance. The Richmond plan provides for much needed ownership single family homes, reasonably priced for today's market. I believe the housing study commissioned by the city a few years ago identified this specific need in Lakewood. Buyers who want to be part of our great Lakewood community have had limited opportunities for a new construction single family option.
