Commissioners:

I am submitting written comments on behalf of Rural Acres, a neighborhood Assoc. within the boundaries of Eiberhood. Comments are specific to LAKEWOOD MINI-GOLF, Special Use Permit Case# SU-18-001. Residents are hopeful and optimistic that any development along the Wadsworth Boulevard Corridor within close proximity will serve the needs of themselves and the neighborhood without imposing negative impacts that diminish their quality of living.

The site of this proposed MINI GOLF is directly adjacent to Rural Acres and Wadsworth Blvd. We are one of few remaining large lot residential, agricultural properties with a rich historical background. Both 9th and 10th Avenues are main accesses to Rural Acres from Wadsworth. It’s worrisome that the increased traffic generated by this project along with the new Starbucks will create dangerous school crossings, and a more hazardous zone than what already exists for pedestrians. Rural Acres is concerned with the increased volume of cut-through traffic on 9th Avenue, the loud noise and music, stray flying golf balls into our equine pastures as well as traffic on Wadsworth, after-hour’s loitering, and lot lighting that pollute our rural residential lots. Peeple’s Prosthetic’s on the corner of 9th and Wadsworth installed huge overhead lights in their parking lot and refuse to turn them off after 10 PM. This is a perfect example of commercial waste of energy and commercial intrusion into the adjacent neighborhood.

As long time residents, we have seen the small businesses struggle along Wadsworth due to poor egress and ingress among the high volumes of traffic. McDonald’s vacated a fairly new building leaving another neighborhood eyesore and blighted condition when the left turn lane from Wadsworth was eliminated. The neighbors are also concerned with potential other land uses afforded with this Special Use Permit if the 18 hole Mini Golf fails? 9th and 10th Avenues now bear all northbound Wadsworth left turns from 6th Avenue.

9th Avenue has witnessed an increased volume of serious accidents and currently endures a huge volume of cut-through traffic, daily UPS, Fed EX and supply trucks, including 18 wheelers, making deliveries to the corner businesses. This is commercial intrusion within our neighborhood.

The residents within Rural Acres NA and along 10th Avenue ask that you include restrictions to this Special Use Permit that address our legitimate concerns and hazards to pedestrian safety, noise and lighting pollution, flying golf balls, and loitering. We realize cut through traffic is nearly impossible to address, but please know that 9th Avenue is overburdened today without new commercial intrusion. Also know that the accident rate at 9th Avenue and Wadsworth is higher with the lack of left turn ability from 6th Ave. to 9th. Too many drivers making a U-turn. Left turns onto 10th Avenue to access this site is limited today and will compete with the school traffic.

I strongly support this plan as the neighbor on the Western side at 7650 W. 10th. I believe it dovetails nicely with the needs of the neighborhood and will be a great addition.

As the neighbor directly west of the proposed mini golf course (7615 W. 9th Ave), I would like to know what action will be taken in the event stray golf balls exceed the 8' fence to the west. My horse resides directly on the other side of the fence and a stray ball could result in an injury (or worse) if it comes in contact with livestock.
